Eviction record is the worst of them all, to be honest. It’s what many landlords fear, when they’re checking someone’s credit report. Eviction on a credit report may stay for at least seven years, if not longer. They do automatically fall off your record, but you must keep on monitoring to make sure it is no longer there.
The ability to rent with an eviction on record highly diminishes all all chances. However, there’s always a way to improve your chances in getting approved.
Let’s take a peak at it closely…
Ok, So, How Does It Really Affect My Credit?
Evictions will drop your credit score by 200-300 points. They are the most severe, when it comes to your credit score.
When you’re summoned to court for non-payment of your rent and your landlord wins the case against you…guess what? The civil judgement will immediately be reported on your credit history. So, do not wait until it is taken to court, as there’s a good chance you may lose the battle against your previous landlord.
Is Renting Possible When Eviction is On My Public Record?
Well, you should know one thing. With eviction on your credit report or your public record will prevent you from getting approved at ANY apartment complex near you. You can only get approved when you find a private landlord. You can still rent if you have an eviction on your public record, but it’ll be more difficult. There are a few things that may improve your chances of getting a rental agreement.
Be ready to explain your eviction: Some landlords are more understanding that you will ever imagine. They also might be desperate to fill in their apartment that has not rented in awhile.
Be ready to pay a higher deposit: More money put down never hurt anybody. Yes, landlords want to have a better cushion, in case you default again. So, be ready with a double deposit.
Find a co-signer or guarantor: If you know someone who can vouch for you on the application, then you should be in good shape. Make sure that your guarantor is able to provide proof of income and has clean background.
